       Rural Appraisals, established in 1989, is a full service residential real estate appraisal company based in Ramsey, NJ. We are centrally located between Orange, Rockland,
      Sullivan and Ulster Counties of New York State, just off Route 17 and Interstate Routes 87 and 287 all within five (5) miles of our office.

      We have recently moved out of the Catskill Region of NYS to our new location at 120 East Main Street, in Ramsey, NJ to better serve the lower Hudson Valley Region.

                        Unfortunately, we are no longer servicing Sullivan or Ulster Counties. We do service Rockland and Orange Counties of NYS

    The founder of the company, Edward Miller, has been appraising real property since 1984. Mr. Miller is a New York State Certified Residential Real Estate Appraiser
     with over 30 years of experience in the Hudson Valley and Catskills Regions of New York State. He is a Certified FHA/HUD Appraiser as well as a VA (Veterans       
     Administration) Certified Appraiser.

We do not appraise personal property, furniture, coins or jewelry. 

Definition of a Rural Neighborhood vs a Suburban Neighborhood

At Rural Appraisals we believe in completing a quality report in a timely manner. Our turn around time for a typical single family residential appraisal, under a $500,000 value is normally three to five business days on the average. Spring and summer seasons may vary. However, we accept rush assignments as well.

We presently use the Appraiser's Choice (ACI) Collection for Windows version 2014 as our appraisal software and are fully EDI (Electronic Data Imaging) and AI Ready (Appraisal Institute) capable. Digital photos and signatures are commonly used on all reports. We also commonly receive and send appraisals through Appraisal Port.

We also have the ability to send completed appraisals over the internet in Appraiser's Choice (ACI), Adobe Acrobat (PDF), Appraisal Institute (AIRD) or Lighthouse (LH) formats.
